We at Metro Home Connection have created a way for you, our client, to take advantage of these industry innovations and receive a rebate equal to 1% of the purchase price of your home for your efforts. When you work with a Metro Home Connection Realtor, you'll experience a home-buying process unlike any other. You'll control the pace of your home search, you'll make all of the decisions, and you'll be provided with expert advice every step of the way. Here's how we do it:

1. The Buyer Consultation:

When you contact Metro Home Connection Realty, we'll set up a personal consultation at a time and place that's convenient for you. Your home, your business, your local coffee shop, or even over the phone - whenever and wherever it's best for you. At this meeting we'll discuss your personal housing goals and answer any questions you may have. The more you know about us and the more we know about you, the more effective our efforts will be.

2. The Home Search:

Following our initial consultation, we will complete a thorough search of the Multiple Listing Service and e-mail you reports for all of the available homes that meet your criteria. A new search will be run every day, and you will receive daily updates on every newly listed home that meets your needs. In addition, you can always notify us of any homes you have found on your own either through neighborhood drive-by's, or even on our competitor's web sites!

3. The Pre-Screening Process:

Every listing that we send to you will include a map to the property. If you choose to, you will have the opportunity to drive by these properties at your leisure prior to scheduling a viewing through our office. This simple step may eliminate from your consideration a surprising number of homes that may have seemed more appealing on the MLS report, as well as alert you to some interesting properties you may have overlooked while online. You'll also get a sense of the character of the neighborhoods you're considering without the perceived pressure that may come from having a Realtor present.

4. Touring Properties:

When you've decided on some homes you'd like to take a closer look at, just let us know. Our office will schedule the showings at a day and time that's convenient for you, and we'll take you out to privately view as many homes as you like. We respect the fact that the home buying decision is entirely yours and we will never make you feel pressured in any way, ever.

5. Making an Offer:

When you've found the home that you want, you'll be glad you have us on your side. Before drawing up your offer, we will do a Buyer's CMA (Comparative Market Analysis) on your desired property. This involves completing an MLS search of the actual selling prices of all of the comparable homes sold in your area over the past six months. We will go over this data with you to assist you in determining an appropriate offering price. With your input, we'll draw up a Purchase Agreement and present it to the seller or the seller's agent. We'll handle the negotiations from presentation to acceptance keeping you involved every step of the way.

6. Offer Acceptance through Closing:

You can rely on us to monitor your transaction from the Purchase Agreement through the inspection, the appraisal, the mortgage funding, the title search, and the closing. Be assured that all of the contingencies will be monitored and all of the details will be ironed out. We'll be there to answer all of your questions and keep you informed until the time the keys are in your hand and your rebate is in your pocket.
